Energy Performance Certificate (EPC)

An EPC rates the property's energy efficiency from A to G. As of April 2020, all rentals in England & Wales must be at least band E. Higher minimum standards are being phased in.

Gas Safety Certificate (CP12)

All gas appliances, flues and pipework in rented properties must be checked every 12 months. A copy of the certificate must be given to existing tenants within 28 days, and to new tenants before move-in.

Annual inspection by a Gas Safe registered engineer

Unlimited fine and/or up to 6 months imprisonment for serious breaches

Electrical Installation Condition Report (EICR)

A qualified electrician inspects the fixed wiring of the property. Tenants must be given a copy within 28 days, and new tenants before move-in. Remedial works must be completed within 28 days.

At least every 5 years (or sooner if recommended)

Local authorities can issue fines up to £30,000

Portable Appliance Testing (PAT)

All portable electrical appliances supplied with the property (kettle, toaster, lamps, white goods, etc.) should be PAT tested and labelled. Strongly recommended in HMOs.

Inventory & Schedule of Condition

A documented record of the property's contents and condition with photographs and meter readings. The strongest evidence for fair deposit deductions if anything is damaged or missing.

Without a professional inventory, deposit deductions are very hard to defend at adjudication (TDS, DPS, MyDeposits)
