What is an EPC?
An Energy Performance Certificate (EPC) rates a property's energy efficiency from A (most efficient) to G (least). It's a legal requirement before a property is sold or let in England, Wales and Northern Ireland.
The certificate lists the property's current rating, a potential rating after improvements, estimated running costs and tailored recommendations to improve efficiency. It's valid for 10 years and lodged on the official national EPC register the same day.

What we need on site
A quick checklist to make sure your appointment runs smoothly.
- Access to every room, including loft hatches, cupboards, airing cupboards and any outbuildings.
- Sight of the boiler and hot water cylinder (if fitted) — model number is helpful but not essential.
- Any insulation paperwork, cavity-wall guarantees or recent installation certificates if you have them.
- An adult on site, or pre-arranged key-collection / agent access.
- Roughly 30–60 minutes uninterrupted, depending on property size.
What to expect
Your appointment, step by step
On arrival
Your assessor will introduce themselves, show ID and explain the survey. Nothing is moved, nothing is invasive — it's a non-disruptive visual inspection.
During the survey
We measure every room, photograph the boiler, windows, insulation evidence and lighting, and record construction details. Pets and tenants can stay in place throughout.
After the visit
The certificate is lodged to the national EPC register the same day. You receive a digital PDF copy by email, usually within 24 hours of the appointment.

How long does an EPC last?
10 years from the date of lodgement. You only need a new one sooner if you want to reflect efficiency improvements.
When do I legally need one?
Before a property is marketed for sale or let. Letting an unfit property (currently below band E) can result in penalties of up to £30,000.
Do I need to be there?
Not necessarily — we're happy to collect keys from the agent or use a smart-lock code. Just let us know when booking.
