What it is

What is PAT Testing?

Portable Appliance Testing (PAT) is the inspection of electrical appliances to verify they are safe to use. It combines a visual check with electrical tests (earth continuity, insulation resistance and polarity).

Although not a strict legal requirement by name, the Electricity at Work Regulations 1989 require landlords, employers and managing agents to maintain electrical equipment in a safe condition. PAT testing is the recognised way to evidence compliance.

Every item is labelled pass or fail, and you receive a full digital certificate listing each appliance with its test results — accepted by insurers, councils and HMO licensing officers.

Before we arrive

What we need on site

A quick checklist to make sure your appointment runs smoothly.

  • Access to every portable appliance — kettles, microwaves, lamps, TVs, vacuums, extension leads, white goods, etc.
  • Plug points free for testing (we'll briefly unplug each appliance).
  • An estimated count of items so we can recommend the right pricing tier.
  • Around 30–135 minutes on site depending on item count (we'll confirm at booking).
  • If items are in storage cupboards, please make them accessible.

What to expect

Your appointment, step by step

1

Brief walk-through

Our engineer identifies and counts every testable appliance, including those tucked behind furniture or in cupboards.

2

Full electrical test

Each item is visually inspected, plug-checked, and tested with calibrated PAT equipment for earth continuity, insulation and polarity faults.

3

Pass / fail labelling

Every appliance gets a dated pass or fail sticker. Failed items are clearly tagged and listed so you know exactly what needs replacing or repairing.

4

A digital certificate listing every appliance, test result and next-test date is emailed within 24 hours — ready for your records, agent, or insurer.

Frequently asked questions

How often should appliances be PAT tested?

For rented properties, annually is best practice — and required by many HMO licences. Offices typically retest every 1–2 years depending on equipment type.

What counts as an appliance?

Anything with a plug — kettles, microwaves, TVs, lamps, extension leads, washing machines, fridges, hairdryers, computers, even Christmas lights.

What happens if something fails?

We tag it clearly, isolate it, and list it on the report. You can choose to repair or replace — we don't pressure-sell repairs.

Do you test fixed appliances?

Anything that plugs into a socket, yes. Hardwired items (ovens, hobs, showers) require an EICR rather than a PAT test.
