What is Inventory?
A property inventory is an independent, photographic record of a rental property's contents, condition, cleanliness and meter readings at the start, middle or end of a tenancy.
It is the single most important document when resolving deposit disputes. Without it, the burden of proof falls almost entirely on the landlord — and adjudicators routinely rule in the tenant's favour where evidence is missing.
We produce three report types: check-in (move-in), check-out (move-out, compared against the original) and inventory-only (a standalone snapshot, often for insurance or sale).
What we need on site
A quick checklist to make sure your appointment runs smoothly.
- Full access to the property, including all rooms, lofts, garages, gardens and outbuildings.
- Meter locations (gas, electric, water) — we record opening readings.
- Set of keys, fobs, alarm codes and parking permits to check off and photograph.
- Property to be clean and clear of personal items (for check-in) — exactly as the tenant will receive it.
- Roughly 1–3 hours on site depending on property size and report type.

Is an inventory a legal requirement?
Not strictly — but without one, deposit adjudicators almost always rule in the tenant's favour. It is industry standard and effectively essential.
What's the difference between check-in and inventory-only?
An inventory-only is a snapshot of the property. A check-in adds meter readings, key handover, tenant sign-off and is timed to the tenancy start date.
Do you need the tenant present?
Not for the inventory itself. For check-in, having the tenant present is ideal so they can sign the report and ask questions on the day.
What if there's a dispute later?
