Property photography tips — a pre-shoot checklist

Great property photos start before the photographer arrives. Spend 30 minutes on these basics and the finished images will work harder on every portal you list.

Declutter ruthlessly

Empty kitchen worktops, clear bathroom shelves, hide bins and laundry baskets, and stash anything personal — family photos, mail, half-finished projects. Empty surfaces make rooms read as larger and brighter on Rightmove thumbnails.

Maximise the natural light

Open every blind and curtain. Turn on every light, including lamps. Replace any blown bulbs in advance — mismatched colour temperature (warm vs cool) is one of the most common things we have to fix in post.

Stage the small details

A few subtle touches lift photos without looking forced — folded fresh towels in bathrooms, dressed beds with matching pillows, a vase of flowers on the kitchen island. Skip the AI-staging gimmicks; honest, well-presented photos build more trust.

Outside matters too

Move bins out of sight, sweep the front path, park cars away from the driveway, and tuck hoses and garden tools away. The first photo on a Rightmove listing is almost always the front elevation — make it count.

Time the visit for the light

Mid-morning to early afternoon usually gives the most flattering, balanced interior light. East-facing rooms shoot best in the morning, west-facing in the afternoon. We'll suggest the best slot when you book.
