Sample EPC — what every section actually means
Below is a real Energy Performance Certificate (address removed) with each section explained in plain English. This is the same format you'll receive — lodged to the national EPC register the same day.
1. Energy rating (A–G)
The headline rating — A is the most efficient, G the least. You also see the property's potential rating after the recommended improvements. To let a property in England & Wales it must currently be rated E or above (MEES regulations).

2. Features breakdown
Every major element of the building fabric and services — walls, roof, windows, heating, hot water, lighting — is rated from Very Good to Very Poor. This shows you exactly where heat (and money) is being lost.

- Glazing, heating, hot water, lighting
- 'Assumed' notes where the assessor couldn't inspect (e.g. cavity)

3. How this affects your energy bills
An estimate of yearly heating, hot water and lighting costs for an average household — and how much you could save by acting on the recommendations. Useful when comparing properties or pricing a refurb.

4. Recommended improvements
Prioritised upgrades — typical cost, typical saving and the rating they'd help you reach. This is the section landlords use to plan toward MEES C-by-2030 proposals and target the cheapest wins first.
