Portable appliance testing for landlords & businesses — from £65.
Portable appliance testing for landlords, HMOs and small businesses across Reading and the surrounding Berkshire villages. We carry out a full visual inspection plus electrical test on every appliance you supply — kettles, microwaves, lamps, fridges, washing machines — tag each item pass or fail, and issue a digital certificate the same day.
Visual and electrical safety testing of portable appliances, with full certificate and tagged items. Helps document appliance condition as part of a risk-based maintenance approach.
Reading has one of the highest concentrations of professional renters in the Thames Valley, driven by the University of Reading and the big tech employers along the M4 (Microsoft, Oracle, Cisco). Earley and Lower Earley (RG6) are dense with student HMO conversions — we do block inventory and PAT rounds for several portfolio landlords here every academic year.
Central Reading (RG1) and Caversham (RG4) skew toward professional flats and conversions where listing quality drives achieved rent. Tilehurst (RG30/RG31) is family-let territory where EPC improvements (insulation top-ups, modern boiler swaps) often shift a D into a C.
Reading's tech-led rental demand keeps voids low. PAT testing and licensing-ready inventories are in steady demand across RG1, RG2 and RG6.
For an HMO in Reading, check your specific licence and insurer's conditions. PAT frequency should reflect risk; it is not subject to a universal annual testing rule.

Prices start from £65. Appliance count and the selected item band change the total. Out-of-hours appointments add 25% outside Monday–Friday 9am–6pm, including weekends. Check your postcode and final price before confirming. Choose your property details in the booking form to see the agreed total before confirming.
Reading is approximately 18 miles from our Slough base, within our usual 50-mile coverage. Contact us with the exact postcode, access arrangements and preferred date to confirm availability. Visit length and price depend on the number and type of items. Include an estimated item count when booking. Do not rely on an unconfirmed appointment or delivery deadline.
An appliance test report recording the items checked and pass or fail results. Full inspection and electrical test. Pass/fail labels on every appliance. Confirm access, your requirements and the report or image delivery deadline when booking; timing depends on the work agreed for your property.
There is no universal legal requirement to PAT test every appliance every year. HSE advises a risk-based approach to maintaining electrical equipment, taking account of how equipment is used and its condition. Check any specific licence, insurer or contractual conditions that apply to your property or workplace when deciding which items need testing and how often.

Daljit is great, very knowledgeable, helpful and professional. He did my EPC, inventory check in, and PAT testing last year. It was my first time renting out my property and he gave me some great advice. He’s just completed this years PAT testing again. And I’m very happy. Thank you very much indeed!
